The zoning code overhaul, known as the Unified Development Code (UDC), is the result of nearly three years of effort to modernize the City’s 1960s-era land use regulations and implement the community’s vision in Map for Mobile, our comprehensive plan. Based on a large amount of community feedback on draft Version 2, the current draft UDC (now version 3) has been significantly revised. Trail project moving forward.

For over 35-years, citizens, non-profits and government agencies have been envisioning a pedestrian and biking trail along Mobile’s Three Mile Creek. In 2015, the City of Mobile endorsed a vision of the Greenway Trail in Map for Mobile (the City’s Comprehensive Plan) and in the Three Mile Creek Watershed Management Plan. Since that time, the City has been working hard to bring that vision to reality. The City has organized an implementation plan, secured funding from multiple sources, and begun design and construction of the greenway in phases. Thank you to everyone who submitted comments to UDC draft Version 2. The Build Mobile staff is working hard to prepare draft Version 3, in order for a third informal public comment period. Comment Period for the Unified Development Code (Version 2) now closed

The informal comment period on Version 2 of the UDC began January 23 and closed on April 8, 2019.  Now that the informal comment period has closed, Build Mobile staff will begin reviewing comments on the draft UDC Articles and Zoning Map. After that process is complete, a public comment report and draft Version 3 of the UDC will be released. Version 3 will consist of a tracked comparison of all changes in each Article, an updated draft zoning map, and a public comment report summarizing comment received from January 23, 2019 through April 8, 2019. Comment on the Unified Development Code and Map *Deadline Extended*

We heard you! Due to popular demand, the informal public comment period for the draft Unified Development Code (UDC) has been extended to April 8th. Over the past few weeks, the City of Mobile has received quite a few citizen and stakeholder requests to extend the deadline for public comment submissions on Version 2 of the Unified Development Code (UDC). Map for Mobile, the City’s comprehensive plan, lays out an exciting vision for Mobile’s long-term preservation, revitalization, and growth. Adopted in November 2015, the plan’s principles, goals, and policies aim to strengthen neighborhoods, improve mobility, promote economic development, protect our environment, and create a quality built environment. Review and Comment on Draft Code Articles

As the City of Mobile moves forward with the overhaul of the zoning code and subdivision regulations, draft documents will be posted to the Zoning Rewrite page. These documents provided to the public for review are preliminary, working drafts.  It is anticipated that the process of revising and editing the draft Articles of the Unified Development Code will continue over the next several months, prior to the presentation of documents for consideration by the Mobile City Planning Commission and Mobile City Council.
